Who Should You Attend?
In addition to yourself, your realtor and your professional inspector, it's always a good idea to take along one or two family members or friends with you. Whilst you don't want a large amount of people, anybody that is particular savvy with home inspections would be a great benefit. The more eyes, the better.
What Should You Look For?
Everything - if that isn't too much. Remember that this is the last opportunity you are going to get to raise any concerns with the property or its condition before it becomes yours. Once this happens, any repair work is your full responsibility. If one of the toilets don't flush, mark it down and have it inspected to ensure a small issue isn't a larger one in the making.
When Should You Inspect?
There's no denying that inspecting a home during the day is the best time, however if you are able to, book an additional evening or night inspection. Whilst they may not uncover a large amount, certain damage may only be visible under low lighting, or repair work to windows or such may result in evening drafts now coming through.
